How to Make Payments

As a member of your homeowners’ association or condominium association, you have a legal obligation to pay various charges including periodic assessments for community upkeep and management.   If your financial account becomes delinquent because you have not paid these fees, this office assists your association by contacting you and attempting to collect these fees from you for the benefit of your community or condominium.


  I.  Payment Methods:

          Community Association Legal Services, LLC (CALS) accepts payments on behalf of your association by credit, debit, or check card, cash, personal check, cashier’s check, money order, and PayPal.  All partial payments regardless of payment method are subject to a $15.00 per payment collection cost, if permitted by law and by the covenants or bylaws of your respective association.  This $15.00 fee will be charged to your association financial account at the time you make a partial payment absent agreement to the contrary with our office.


          II.  By Telephone to Our Office:

          Payments remitted to us during a telephone call with our office via credit card, debit card or check card, are subject to an electronic transaction fee of 3.09% of the amount being paid PLUS an additional $0.49 fee.  These fees are charged by the electronic payment provider, not by our office and not by your association.  You may escape the payment of these fees by paying with a paper check or cash delivered to our office.


          The person making the electronic payment must pay these fees at the time the payment is made. These transaction fees may be changed at any time by the payment provider.  If a different fee is charged for your payment, please contact our office for verification that the fee was authorized.  We cannot be held responsible for changes in the electronic fees charged, though we endeavor to update this website promptly when we learn of any changes.

 

          Payment Calculator for Electronic Telephone Payments:

          In order to make a Net Payment of X dollars to your association, you must pay X dollars plus the electronic transaction fees mentioned above.  Use the formula below to compute the Gross Payment (GP) you must make in order to pay your association a Net Payment of X dollars:

          Net Payment Formula:  X = ((GP – (0.0309 * GP)) - 0.49)

The following example payments have already been computed for you:

          To make a $100 Net Payment (the actual amount credited to your association financial account), you must make a Gross Payment of $103.70.

          To make a $200 Net Payment (the actual amount credited to your association financial account), you must make a Gross Payment of $206.89.

          To make a $300 Net Payment (the actual amount credited to your association financial account), you must make a Gross Payment of $310.08.

          To make a $400 Net Payment (the actual amount credited to your association financial account), you must make a Gross Payment of $413.26. 

          To make a $500 Net Payment (the actual amount credited to your association financial account), you must make a Gross Payment of $516.45.

          To make a $600 Net Payment (the actual amount credited to your association financial account), you must make a Gross Payment of $619.64.

          To make a $700 Net Payment (the actual amount credited to your association financial account), you must make a Gross Payment of $722.83 

          To make a $800 Net Payment (the actual amount credited to your association financial account), you must make a Gross Payment of $826.02.

          To make a $900 Net Payment (the actual amount credited to your association financial account), you must make a Gross Payment of $929.21.

          To make a $1,000 Net Payment (the actual amount credited to your association financial account), you must make a Gross Payment of $1,032.40.

          For additional payments, for each $100 more in Net Payment you wish to make, add $103.19 to your Gross Payment.  For example, if you wanted to make a Net Payment of $1500.00, you would make a Gross Payment of $1,032.40 plus $515.95 ($103.19 times 5), equaling a total Gross Payment of $1,548.35.


          III.  Via PayPal Through this Website:

          Payments remitted via PayPal (credit card, debit card, check card, electronic check or bank transfer) through this website are subject to an electronic transaction fee of 3.49% of the amount being paid PLUS an additional $0.49 fee.  The person making the payment must pay these fees at the time the payment is made.  These transaction fees may be changed at any time by PayPal.  If a different fee is charged for your payment, please contact our office for verification that the fee was authorized.  We cannot be held responsible for changes in the electronic fees charged, though we endeavor to update this website promptly when we learn of any changes.  These fees are charged by PayPal, not by our office and not by your association.  You may escape the payment of these fees by paying with a paper check or cash delivered to our office.


          If you intend to pay your account balance in full via PayPal, you must compute the Gross Payment necessary to pay the PayPal fees and leave a residual Net Payment of the total balance due on your account.  There is no $15.00 collection cost charged for a full payment.  If the additional PayPal fees are not added by you to your Gross Payment, your account will not be considered paid in full until the additional amounts have been remitted.  Please note, if payment is being remitted from outside of the United States, additional fees may apply.  The payor is responsible for any costs associated with remittance of an electronic payment.  


   To escape the PayPal fees when remitting a full payment, you may deliver to our office a cashier's check, money order or personal check for your balance in full, and there would be no additional fees for payment in full by those methods. Payment should be made payable to your association and mailed or delivered to 9639 Doctor Perry Road, Suite 208, Ijamsville, MD 21754


                    Payment Calculator for PayPal Payments:

                    In order to make a Net Payment of X dollars to your association, you must pay X dollars plus the PayPal fees mentioned above.  Use the formula below to compute the Gross PayPal Payment (GPP) you must make in order to pay your association a Net Payment of X dollars:

          PayPal Net Payment Formula:  X = ((GPP – (0.0349 * GPP)) - 0.49)

The following example payments have already been computed for you:

          To make a $100 Net Payment (the actual amount credited to your association financial account), you must make a PayPal Payment of $104.13. 

          To make a $200 Net Payment (the actual amount credited to your association financial account), you must make a PayPal Payment of $207.75.

          To make a $300 Net Payment (the actual amount credited to your association financial account), you must make a PayPal Payment of $311.36.

          To make a $400 Net Payment (the actual amount credited to your association financial account), you must make a PayPal Payment of $414.98. 

          To make a $500 Net Payment (the actual amount credited to your association financial account), you must make a PayPal Payment of $518.59.

          To make a $600 Net Payment (the actual amount credited to your association financial account), you must make a PayPal Payment of $622.21.

          To make a $700 Net Payment (the actual amount credited to your association financial account), you must make a PayPal Payment of $725.82. 

          To make a $800 Net Payment (the actual amount credited to your association financial account), you must make a PayPal Payment of $829.44.

          To make a $900 Net Payment (the actual amount credited to your association financial account), you must make a PayPal Payment of $933.06.

          To make a $1,000 Net Payment (the actual amount credited to your association financial account), you must make a PayPal Payment of $1,036.67.


          For additional payments, for each $100 more in Net Payment you wish to make, add $103.615 to your PayPal Payment, and round up to the nearest cent.  For example, if you wanted to make a Net Payment of $1500.00, you would make a PayPal Payment of $1,036.67 plus ($103.615 times 5) or $518.075, equaling a total PayPal Payment of $1,554.745, which after rounding up equals $1,554.75.
